We’ve been doing a hidden gem series on neighborhoods in the Greater Celina Area that most people haven’t heard about yet, and Golden Ranches is one we’ve been excited to share.

A gated community on 169 acres. Golden Ranches is a boutique neighborhood with 96 one-acre-plus home sites spread across 169 acres, and it’s gated. There are water features throughout the property, green space woven into the layout, and the kind of breathing room that’s becoming harder and harder to find in North Texas. If you’ve been looking for space without sacrificing location, this one is worth a look.

Lot pricing starts in the $350,000 range. One thing that catches people off guard about Golden Ranches is the pricing structure. The lots themselves, just the dirt, are running from $350,000 to almost $400,000. So when you see a number near $400,000, that’s not the home. That’s what you’re building on. J. Anthony Homes currently has a few lots available onour website under Celina neighborhoods, and they also have one spec home in progress at almost 6,000 square feet, priced right around $2.5 million.

“Golden Ranches is going to be a stunner of a neighborhood, and it's already starting to take shape.”

Finished homes will range from $2 million to $2.5 million. As the community fills in, most completed homes should land somewhere in that $2 million to $2.5 million window. Some builds could push toward $3 million depending on size and finishes, but that would be the upper end. The lot-plus-build model means every home in Golden Ranches is going to be unique, which is part of what sets this neighborhood apart from the production-builder communities you see throughout Collin County.

J. Anthony Homes offers real design flexibility. One of the things that makes Golden Ranches appealing is the level of control you get when you build with J. Anthony Homes. They work in a range of architectural styles and are genuinely happy to collaborate with buyers on the design. It’s a semi-custom building at a high level, which means you’re not picking from a handful of cookie-cutter floor plans. You’re shaping the home around how you actually want to live.

Located in one of the fastest-growing cities in the country. Golden Ranches sits in Celina, which has been named the fastest-growing city in the United States for two consecutive years. The latest Census data shows 24.6% growth in a single year, with more than 12,700 new residents. The community falls under Celina ISD, and it’s positioned with easy access to Preston Road and the future Dallas North Tollway extension, putting Frisco and the rest of the DFW corridor within a short drive.

That combination of acreage, gated privacy, and proximity to everything moving north is exactly why neighborhoods like this are getting harder to find. The buyers who get in early are going to have the best selection of lots and positioning.
