You’ve listed your home, maybe even had a few showings, but no offers are coming in. You might be checking your Zestimate or comparing your home to others online, thinking that should tell you how it’s performing.

Here’s the problem: those numbers don’t actually matter when it comes to getting buyers through the door. The real story is told by two “hidden numbers” that most agents aren’t familiar with or never share. But what exactly are these metrics?

1. Average showings per listing. The first number to watch is how many people are actually coming to see your home. Think of this as your home’s “marketing grade.”

If your home is getting four or more showings, your photos and price are doing their job. But if no one is coming through the door, it’s a sign that your price or presentation isn’t connecting with buyers. Essentially, it’s keeping people out before they even get a chance to consider your home.

2. Average showings to pending. The second, and more important, number is how many showings it takes to get an offer. Right now in the Solana market, it takes about 11 showings to secure a contract.

So, if 11 people have toured your home and no one has made an offer, it’s not bad luck. The market is signaling that something about your home isn’t appealing enough to buyers. The right updates can turn visits into offers on your home.

The big three. To get your home sold faster, focus on three key areas that make buyers want to act.

  • Price: Make sure your home is priced to attract buyers so that those 11 people actually walk through the door.
  • Condition: Fix any issues that make buyers hesitate. This removes the “mental repair list” that can scare them away.
  • Staging: Present your home in a way that creates an emotional connection. Proper staging makes buyers feel like your home is a “must-have,” increasing the chance of an offer.

When all three areas are done right, you can even see multiple offers, not just one.
