What if instead of battling through bidding wars, you could negotiate discounts and walk away with extra perks? For years, buyers faced skyrocketing prices and little bargaining power. But in 2025, the tables have turned. Buyers finally have the upper hand, and the shift is happening nationwide.
Picture this: a home listed at $517,000 has been sitting on the market for months. Instead of rushing in with a full-price offer, a buyer negotiates $10,000 off the asking price and gets the seller to cover part of the closing costs.
That’s not wishful thinking; it’s reality in today’s market. Sellers are cutting prices and offering perks just to close deals. Buyers aren’t just winning - they’re in the driver’s seat. Here’s what’s fueling the change:
1. Larger discounts. Homes are no longer selling at or above list price. According to Redfin, the typical U.S. home is now selling for about 1.8% below asking, the biggest discount in nearly two years.
2. Inventory surges. More homes are hitting the market, and that means more options for buyers. New listings are up 8% from last year, and the months of supply have climbed to around six, the highest since 2020. A six-month supply is a classic sign that buyers hold the advantage.
3. Lower sales. With more inventory but fewer buyers making moves, sales are slowing. Pending sales are down in many markets, leaving sellers with fewer offers to choose from and buyers with more negotiating room.
4. Seller concessions. Nearly half of sellers are offering concessions to close the deal. In the first quarter of 2025, 44% of sales included extras, things like covering closing costs or throwing in other accommodations.
